Time to reinvigorate.

After 15 years of success, we feel that it is time reinvigorate the area. The architects have been instructed to draw inspiration from the creative factories for future redevelopment opportunities.

The priority is to deliver high-quality residential accommodation with the inclusion of appropriately sized artist workspaces.

The proposal would deliver wider benefits, such as tree-lined streets that improve pedestrian access, with yards and squares. It can enable movement through the creation of a new through-route to Greenway.

Palmlane Estates Ltd owns the Fish Island Creative Arts Quarter which includes buildings in Bream Street, Dace Road, Smeed Road and Stour Road.

We want to have an initial conversation with current tenants and local people about the future of the area.

The aim is to understand how the area could be improved, and to use local feedback to inform plans to reinvigorate these sites in the future.

A record of success.

After completing the purchase of these sites in 2008, we transformed the largely redundant factories into the space which has been fitted-out, used and enjoyed by the local creative community.

We have played an instrumental role in facilitating the creative community in the area, which has led to the area gaining Creative Enterprise Zone status in 2018 by the London Mayor.

The core principles.

  • Preserve and enhance the existing heritage buildings

  • Create sustainable development with a focus on low embodied carbon and well-being

  • Retain existing fit-for purpose buildings

  • Provide new tethered live/work accommodation

  • Include new appropriately sized workspaces for artists and creatives

  • Create new public realm and pedestrian and cyclist linkages through the estate

  • Create a variety of integrated yard spaces encouraging different uses.

Latest news - 12th July 2024

Based on feedback from tenants and the wider community, we have produced a document outlining eight pledges which we hope gives everyone some reassurance.

Moreover, we have created a survey that will enable leaseholders and sub-tenants to provide feedback on their current arrangements and aspirations through the proposed reinvigoration of the Fish Island Creative Arts Quarter.
